Container Conversions in KZN — How the Process Actually Works

A straightforward comparison so you can decide what makes sense for your operation and budget.

Most KZN businesses considering a converted shipping container for the first time underestimate two things: the timeline and the spec sheet. A conversion is a fabrication job, not a rental swap. We work out of our Ballito workshop on the North Coast and we've watched more than a few customers expect a two-week turnaround on a job that needs eight. This guide explains how a container conversion actually moves from quote to delivery, and what to specify when you write the brief.

We supply 6m and 12m sizes and multiples thereof, in used, new, and flatpack formats. Below covers the conversion process from start to finish.

Typical Timeline — Quote to Drawing to Fabrication to Delivery

A standard fit-out runs 4 to 8 weeks from signed quote to delivery, depending on scope.

Week 1 is the quote and drawing. We send a fabrication drawing showing internal layout, electrical points, plumbing runs if applicable, and finish schedule. You approve, request changes, or escalate to a site visit if the spec is unusual.

Weeks 2 to 6 are fabrication. The container is sandblasted, repaired where needed, insulated, lined, and fitted out at our Ballito workshop. Electrical work is done in-house. Plumbing, where required, is roughed in for connection on site.

Week 7 is QC and pre-delivery testing. Cold-room units run a 24-hour pull-down test. Office and clinic units get a full electrical compliance check.

Week 8 is delivery. The crane truck collects the converted unit from the workshop and places it across KZN — typically within a 200km radius of Ballito, sometimes further on quotation.

Rush jobs happen but the cost goes up. Custom stainless interiors, partition walls, and bespoke electrical runs all extend the build window.

What's Covered in a Standard Fit-Out

The baseline conversion includes structural prep, insulation, lining, single-phase electrical, lighting, and one access door appropriate to the application.

For a butchery or cold-room conversion the baseline adds a refrigeration unit, smooth food-grade lining, sealed coved floor, and a heavy-duty insulated door. For an office, it adds windows, a domestic door, plug points, lighting, and ceiling.

Insulation specs are the line item that differentiates serious converters from paint-and-pray operators. We use 50 to 75mm polyurethane on offices and classrooms, 75 to 100mm on cold rooms and butcheries, full vapour-sealed on freezer applications. Cheap conversions skip the vapour seal. The result is condensation, mould, and a 3-year unit lifespan.

Common Variations

Stainless-steel interiors are specified for high-care food applications, pharmacies, and labs. Adds 20 to 40 percent to the base conversion price depending on coverage.

Partition walls split a single container into two functional rooms — common on butchery jobs that need a deboning area separate from the cold room, and on clinic jobs splitting consultation and dispensing.

3-phase electrical is needed for most cold-room and butchery applications. The service board, isolator, and external connection point are sized to the load.

Plumbing runs include a wash-up sink, drainage trap, hot water cylinder if needed. We rough in to the wall and you connect to your site supply on placement day.

External cladding — timber, painted profile, or stone-look panel — gets specified on hospitality, retail, and clinic jobs where the raw container look isn't wanted. Adds time and cost but transforms the kerb appeal.

R638 if You're Storing or Handling Food

The Department of Health's Regulation R638 sets the framework for food premises. Container conversions used as butcheries, cold rooms, kitchens, or food retail need smooth cleanable interiors, sealed flooring, hand-wash facilities, and adequate ventilation.

Our food-grade conversions are designed to meet R638 hygiene requirements. Walls are lined in food-grade panel or stainless, the floor is sealed and coved into the wall junction, and a hand-wash basin is fitted with hot and cold water on every food unit.

Final certification of your premises sits with the local Environmental Health Practitioner. We supply the build sheet and material certificates so you can demonstrate the spec to the EHP at inspection.

SANS Standards Where They Apply

For clinic and classroom conversions, SANS 10400 (the National Building Regulations) becomes the reference. Ventilation, lighting levels, emergency egress, and fire-rated finishes are specified to the relevant SANS clauses.

For electrical, SANS 10142 governs the wiring standard. Every conversion leaves the workshop with a Certificate of Compliance covering the internal installation. Connection to your site supply is a separate CoC, issued by the electrician who does the final hookup.

For pressure vessels and gas (occasionally relevant on commercial kitchen conversions), SANS 10400-W applies. We notify you in the quote when the spec triggers an additional certification.

Used Container vs New Build vs Flatpack

A conversion built on a used 6m or 12m container starts with a sandblasting and repair phase. The shell is structurally sound, often 10 to 15 years into a 30-year design life, and costs less than a new container. Suited to most cold-room, office, and butchery jobs where appearance is secondary.

A new-build conversion starts with a freshly manufactured "one-trip" container. The shell is cosmetically clean, paint is uniform, and the option to skip sandblasting saves a few days off the build window. Suited to retail, hospitality, and clinic applications where the unit will be visible to the public.

A flatpack conversion is built from steel panels assembled on site or in workshop, rather than starting with a maritime container. Suited to applications needing a non-standard footprint, multiple connected modules, or extreme insulation specs that exceed what a converted container can offer. Longer lead time, higher cost per square metre, but maximum flexibility.

Most KZN customers default to used. Retail, clinic, and hospitality jobs default to new. Flatpack gets specified when the standard footprint doesn't fit the brief.

How Delivery Works Across KZN

Converted units are delivered on a crane truck. The truck arrives, the unit is lifted off, set on your prepared surface, and the driver hands over the unit. Placement takes 30 to 60 minutes for a 6m, longer for a 12m or for tight access.

Site prep is the customer's responsibility — level concrete or compacted hardstand, clear access for the truck, and a minimum turning radius for the crane. We send a placement spec sheet with the quote so site prep can run in parallel with fabrication.

For sites further than 200km from Ballito, transport is quoted separately. We've delivered converted units across the full KZN coastline, into the Midlands, and north into Mpumalanga.

FAQs

Can I supply my own container for conversion? Yes, on a case-by-case basis. We inspect your container at our Ballito workshop first. If the shell is structurally sound, we proceed. If it's not, we explain why and recommend a replacement.

How long does a butchery conversion last? A properly insulated, food-grade butchery conversion has a 15 to 20 year service life with routine maintenance. Certified Reefer technicians on all makes service the refrigeration component on a 90-day cycle.

Do you handle the site electrical connection? We rough in to the unit's external isolator. The site connection — from your DB board to the isolator — is done by your local electrician. We can recommend electricians in most KZN regions.
